GENERAL TERMS AND CONDITIONS OF SALE AND BOOKING (GTC)
GENERAL PROVISIONS
These terms and conditions apply to all online bookings made with our establishment, using the Regional Marketing Tool (RMT).
- Landlord: The reservation is agreed with the landlord DOMAINE DES CHARMILLES SRL. Rue des Charmilles, 66 in 4950 Waimes (VAT: BE0729571345)
- Acceptance: The customer acknowledges having read and accepted these terms and conditions without reservation at the latest during the online booking process via the Elloha tool. The customer has the option to save and print these terms and conditions.
- Sales materials: Advertisements, photos and illustrations are provided in good faith for informational purposes only and are not contractually binding.
- Modifications: The landlord reserves the right to correct any obvious material or pricing errors in the information provided.
OBJECT
- Nature of the contract: This contract constitutes a tourist and temporary rental only.
- Legal framework: It cannot under any circumstances be considered equivalent to a lease for a primary or secondary residence.
- Service: The purpose is to provide a short-term camping pitch on the dates selected by the client.
- Usage: The tenant agrees to use the facilities in accordance with their tourist purpose.
RESERVATION AND PAYMENT TERMS
Validation: The reservation is considered firm upon receipt of the electronic booking voucher sent by email.
Responsibility for choice: The client is solely responsible for ensuring that the chosen services meet their needs.
Pricing: The total price includes taxes, fees, and charges. Payment is made through the Elloha online system. Any additional charges will be clearly indicated before the service is booked.
ACKNOWLEDGMENT OF RECEIPT OF RESERVATIONThe booking tool acknowledges receipt of the customer's reservation and confirms it by sending an email without delay. The email confirmation summarizes the contract offer, the services booked, the prices, the terms and conditions of sale related to the selected rate and accepted by the customer, the reservation date, and the address of the establishment to which the customer can submit any complaints.
RIGHT OF WITHDRAWAL AND CANCELLATION
Right of withdrawal: In accordance with Article VI.53 of the Belgian Code of Economic Law, the customer does not have a right of withdrawal for accommodation services booked for a specific date. However, the specific conditions below apply:
Cancellation by the tenant: The conditions stated in the booking confirmation (voucher) apply.
Cancellation by the landlord: In the event of cancellation by the landlord, the contract is cancelled by mutual agreement and all amounts already received are refunded to the tenant. In the event of force majeure (or government action): For either party, the contract execution date is postponed to a later date via a voucher of equivalent value. If no agreement is reached within 18 months, the amounts paid will be fully refunded to the tenant.
No-show: If the customer does not show up within 12 hours of the arrival date, the reservation becomes void, the full amount is due and the location is released.
Early departure: No refund will be given for any early departure.
OCCUPATION AND RULES OF LIFE
The tenant agrees to behave respectfully towards the residents and the environment in general (wildlife, plants, various facilities, etc.). They will use the campsite's facilities in accordance with their intended purpose and in a prudent and responsible manner.
Prohibition of establishing domicile: It is strictly forbidden to establish domicile or permanent residence at the address of the campsite.
Pets: Except inside the equipped tents and tiny houses provided by the landlord, pets are allowed on the campsite under the sole responsibility of the renter. The renter agrees to ensure that they do not cause any noise, disturbance, or danger to other occupants, to keep the animals under control and, if necessary, on a leash in common areas, to immediately pick up their droppings, and to ensure that no damage is caused to the facilities or green spaces. Any damage caused by an animal will be the responsibility of the renter.
Peace and quiet: Calm is appreciated throughout the day and silence is required between 10 p.m. and 8 a.m. Camping des Charmilles is a peaceful place where each guest must respect the tranquility of others for the well-being of all. Parties (such as student parties, stag/hen parties, dances, etc.) are prohibited.
Condition report: The plot must be returned clean and free of all waste.
Adulthood and supervision of minors: Reservations are reserved for adults. Minors unaccompanied by a responsible adult are not permitted on the campsite. Failure to comply with this condition may result in the establishment refusing access to the site or canceling the stay without refund. Identification may be requested upon arrival.
LIABILITY AND INSURANCE
Damages: The client is responsible for any damage caused by himself, his companions or his animals.
Insurance: The client must have liability insurance.

We collect your data in accordance with the General Data Protection Regulation (2016/679) (""GDPR""). The data is collected for the management of your stay and may be shared with technical partners (e.g., Elloha, payment providers). In particular, for online payments, the customer's bank details must be transmitted by the payment provider to the establishment's bank for the execution of the booking contract. We only use partners who guarantee a level of protection compliant with the principles set out in the GDPR. With your consent, your data may also be used by us to send you our promotional or commercial offers by email. The customer has the right to access, rectify, and erase their data by contacting the landlord by email.
DISPUTES AND APPLICABLE LAW
Applicable law: This contract is subject to Belgian law.
Complaints: Must be submitted in writing within 8 days of the end of the stay. Supporting documents must be attached.
Territorial jurisdiction: All disputes fall exclusively under the jurisdiction of the courts of the judicial district of Verviers.
